CHF Access offer up to 99.5% financing designed to increase homeownership opportunites for low-to-moderate income individuals and families in California

The program allows buyers in California down payment assistance in the form of a second mortgage. CHF follows FHA guidelines towards the 3.5% down required for a home mortgage but only having the borrower provide 0.5% of the down payment on a 30-year fixed FHA loan

The remaining 3.0% is covered by the program and allows buyers to have minimal funds for a down payment. The terms for the second mortgage down payment funds are as follows:

  • 15-year fixed term with full amortization
  • Note rate of second loan is 8.25%
  • May not exceed 3% of sales price
  • Combination of mortgage and second mortgage may not exceed 99.5% CLTV
  • No cash back to the borrower from the second mortgage proceeds
  • Must be occupied primary residence
